Landlords in Arizona have a legal obligation to provide adequate cooling, particularly during the summer months when residents experience extreme heat. This class is designed to equip landlords and property managers with essential best practices to keep air conditioning systems running efficiently and maintain tenant satisfaction during the hottest months of the year.

This class qualifies for NAA continuing education credits needed for credential renewals.

Denise Holliday

Denise Holliday 

Denise has engaged in Landlord/Tenant practice since 1996. She is a Justice of the Peace Pro Tem and Superior Court Pro Tem.  She is a certified instructor for the Arizona Multihousing Association, Department of Real Estate, Arizona Association of Realtors, Property Management Institute and National Association of Real Property Managers.  She is president of ALTA since 2003 and a training instructor for the AMA and AAR since 2001. She has been a keynote speaker at hundreds legal seminars regarding Landlord/Tenant issues presented to the AMA, Association of Landlord/Tenant Attorneys, Maricopa County Justices of the Peace, Maricopa County Judge Pro Tempores,  Continuing Education for Attorneys, and Co-Jet training for Judges, NARPM, AHMA, and numerous other professional associations.  She also assists Law Enforcement and Property Managers with Crime Free Programs for apartment complexes.

Mark Zinman

Mark Zinman

Mark Zinman is partner with Zona Law Group P.C.  Since beginning his practice in 2005, has focused on multi-housing communities and single-family residential property management issues.  In addition to handling their litigation matters, he advises on their day-to-day operations and assists in the development of their operational policies.  Mark believes that being an attorney not only involves handling a client’s litigation as it may arise, but developing policies and procedures with his clients to avoid unnecessary litigation. Mark was elected as the first-ever Attorney to the Executive Committee of the Arizona Multihousing Association (“AMA”).  Mark has also served numerous times as a board member of the AMA, and is a regular presenter of landlord-tenant and fair housing classes to the AMA. He is also the exclusive attorney member of the Arizona Real Estate Investor Association (AZREIA) representing landlords and publishes articles in the AZREIA monthly newsletter. Mark previously taught at the Arizona School of Real Estate and Business in classes focusing on property management and landlord tenant issues. Since 2016, Mark has been a member of the Institute of Real Estate Management. On several occasions, he has testified before the Arizona legislature on landlord tenant matters.

Christopher Walker

Christopher Walker dedicates his practice to representing single family and multi-family property owners and property management firms.  Mr. Walker has keen knowledge of the issues single family and multi-family owners and operators face on a daily basis.  Mr. Walker regularly provides legal counsel to the Arizona Multihousing Association and the National Apartment Association.  Mr. Walker is a frequent author in state’s leading trade publication the Arizona Multi-housing Association News  and for the Firm’s client publication, Clark Bars. Mr. Walker is an active member of the Institute of Real Estate Management and Arizona Multihousing Association and serves on the Arizona Multihousing Association’s Governmental Affairs Committee.  Mr. Walker regularly advises on legislative initiatives and provides testimony before the Arizona House and Senate on bills related to the Arizona Residential Landlord and Tenant Act.

Thayne Cullimore

Thayne Cullimore has been working in the legal industry aiding landlords for twenty years. He is licensed in Utah and Arizona. Mr. Cullimore has represented landlords and Homeowners Associations in Utah, and when his practiced moved to Arizona, he primarily focused on representing landlords in all aspects, including evictions, collections, fair housing, and related areas. Mr. Cullimore has been personally involved in changing laws to better benefit his clients. He has been active in the legislative process for many years, monitoring potentially harmful legislation and helping in drafting and working to pass positive legislation for his clients.

Mr. Cullimore received his Juris Doctorate from Widener Law School in Wilmington, Delaware. He obtained his B.A. in Political Science from the University of Utah.

Mr. Cullimore is a member of the Government Affairs Committee for the Arizona Multi-Housing Association. Mr. Cullimore also serves on the Executive Committee for the Arizona Creditors Bar Association as well as the Legislative Committee for the Arizona Creditors Bar Association. Mr. Cullimore was a founding member of the Legal Advocacy Workgroup in Arizona.
