Building on the foundations of Train the Trainer Pt. 1, this highly interactive follow up course takes facilitation skills to the next level. *You did not have to attend Pt. 1 to register for this course.
This is a live, participation based class. Attendees are expected to have cameras and microphones on and come ready to practice, receive feedback, and learn from one another. You will not just talk about becoming a stronger trainer. You will put your skills into action. Be prepared to cycle through 3 different breakout groups.
Effective training for an association, large group, or national audience requires more than presenting information. It requires a clear purpose, thoughtful research, careful preparation, and strategies that create connection across different roles, locations, and levels of experience.
During this 30-minute session, participants will explore how to identify their personal training style and design learning experiences for association members, conferences, chapter meetings, national programs, webinars, and other large-scale settings. We will discuss how to define three or four key learning points, align content with organizational goals and member needs, and create opportunities for participation in both in-person and virtual environments.
Participants will consider ways to engage diverse audiences through polls, questions, interactive activities, role-playing, breakout discussions, and practical examples. We will also explore how tools such as AI, handouts, PowerPoint, Gamma and other presentation platforms can support consistent, accessible and engaging training across multiple locations and delivery formats.
Because association and national training often extend beyond a single session, we will discuss ways to reinforce learning through books, podcasts, resource libraries, follow-up communications, continued learning opportunities and shared materials. Finally, participants will explore accountability strategies—including homework, follow-up activities, SMART goals and chapter or team-based action plans—that help learners apply what they have learned and connect it to broader organizational priorities.
If you want to become an effective trainer for an association, large group or national audience, the first step is not creating the presentation—it is understanding the purpose. When the purpose is clear, every activity, tool and takeaway can support a consistent, meaningful learning experience that reaches people wherever they are.

In this interactive virtual session, leaders will learn how to shift from providing answers to asking powerful questions that build employee confidence, capability, and accountability. Participants will explore the difference between managing and coaching, discover practical techniques for creating meaningful development conversations, and practice coaching skills they can immediately apply with their teams.
Through discussion, a short video case study, and a hands-on coaching activity, leaders will gain tools to help employees think independently, solve problems effectively, and take ownership of their growth and performance.

- Recognize the behaviors of effective coaches.
- Use powerful coaching questions to foster employee ownership and development.
- Apply a simple coaching framework during one-on-one conversations.
- Create actionable development plans that support employee growth and success.
This class qualifies for NAA continuing education credits needed for credential renewals.

Ashley Hunter
Ashley is a seasoned professional in the multi-family industry. With comprehensive experience across all onsite positions, including Regional Community Manager, she has spearheaded numerous successful new developments, renovation projects, and record-breaking lease-ups. Ashley holds a CAM certification, graduated from AMA’s Lyceum program in 2021, and is an active AMA Board Member. Driven by her passion for fostering exceptional culture and empowering individuals, she is dedicated to delivering top-tier experiences, education, and career advancement support to all.
Bry Carter

Bry Carter is a multifamily industry leader with 30+ years of experience in operations, sales, and training. She serves on the Board of Directors for the Arizona Multihousing Association and chairs the Industry Partner Council, while also contributing to three national education committees. A graduate of both AMA and NAA Lyceum, Bry is also NAAEI VFT and AFT faculty.
Her career began onsite in 1995, advancing to manage a 696-unit community. She later held leadership roles at ApartmentGuide.com, Gannett/Apartments.com, and CoStar Group. Since 2018, she has helped expand The Phoenix Staffing, launching its direct hire division and leading operations across five markets. Bry regularly teaches CAM and CALP courses and offers industry training nationwide on leasing, time management, leadership, and maintenance.
Driven by a passion for growth, her motto is: “If you're comfortable, you're not growing.”
Tracey Carboun

Tracey joined Greystar in 2020 as a Senior Director of Education and Training for the Desert and Mountain divisions. With her team, she partners with Regional Property Managers and Directors in developing and executing performance strategy. Her team focuses on property operations with the goal to increase NOI, occupancy, service performance, the customer experience, and to ensure communities are in full compliance. Prior to joining Greystar, Tracey spent 27 years with Alliance Residential Company. Her focus has been in performance management, training and development, leadership development, client relations, budget preparation, and supporting major company initiatives. Tracey has served in the Apartment Association in various capacities. She is a Lyceum graduate, Dale Carnegie certified, NALP instructor, and holds a CAPS Certification with the NAA. Tracey studied Communications and Business at Arizona State University and has experience in operations for both lease up and stabilized communities.
